Abstract

Tempat tinggal atau hunian merupakan kebutuhan dasar setiap manusia setelah sandang dan pangan. Di dalam buku hierarchy of need (Maslow, 1954:10), dituliskan bahwa kebutuhan akan hunian dapat didekati sebagai physiological needs, (kebutuhan fisik), safety or security needs (kebutuhan akan keamanan) yang merupakan tempat berlindung bagi penghuni dari gangguan manusia dan lingkungan yang tidak diinginkan, social or afiliation needs (kebutuhan berinteraksi) sebagai tempat untuk berinteraksi dengan keluarga dan teman, dan self actualiztion needs (kebutuhan akan ekspresi diri) yaitu rumah bukan hanya sebagai tempat tinggal, tetapi menjadi tempat untuk mengaktualisasikan diri.Hal ini membuat keberadaan hunian menjadi penting bagi kehidupan manusia. Hunian biasanya berwujud bangunan rumah, tempat berteduh, atau struktur lainnya yang digunakan sebagai tempat manusia tinggal untuk berlindung dan beraktifitas. Kebutuhan akan hunian di Indonesia semakin meningkat, mengingat jumlah penduduk yang selalu bertambah, dan juga ketersediaan lahan yang semakin menipis, khususnya di kota-kota besar. Untuk mengatasi hal ini, pemerintah membuat suatu kebijakan yaitu dengan pengadaan hunian vertikal atau bisa disebut dengan apartemen. Banyak agen-agen properti mengembangkan proyek hunian vertikal ini dengan mempertimbangkan target pasar, kebutuhan serta gaya hidup masyarakat sehingga banyak bermunculan apartemen dengan berbagai kelas. hunian yang layak serta nyaman seperti apartemen merupakan hak seluruh manusia, termasuk masyarakat wilayah Sukajadi Bandung yang merupakan golongan menengah yang memiliki hak yang sama untuk mendapatkan hunian layak huni dan nyaman dengan keterbatasan lahan. Dengan menggunakan pendekatan perilaku masyarakat yang harus ditanggapi secara peka agar hasil rancangan efisien serta tepat sasaran bagi masyarakat. ..... Shelter or residence is one of the basic needs of life, alongside clothing and food. This indicates the importance of shelter for human life. In the book hierarchy of need (Maslow, 1954: 10), it is written that the need for housing can be approached as a physiological needs, (physical needs), safety or security needs (security needs) which is a refuge for residents from human and environmental disturbances unwanted, social or afiliation needs (needs interact) as a place to interact with family and friends, and self actualtion needs (the need for self-expression) that is a home not only as a place to live, but a place to self-actualize. Shelter comes in different types such as house, roofed structures, or other structures used for the purpose of sheltering and doing activities. The needs for residential in Indonesia is increasing, think that a number of people is also increasing, and also the availability of land is getting dwindle, especially in big cities. To resolve this problem, the government had already make a policy about making vertical residence or called apartment. There is so many property agents that had developed the vertical residence projects in consider with market targets, the needs of community’s lifestyle so that many of apartment with various class had already appeared. decent and comfortable housing such as apartments are the right of all people, including the people of the Sukajadi area of Bandung who are middle class who have the same rights to get livable housing and are comfortable with limited land. By using a community behavior approach that must be responded to sensitively so that the results of the design are efficient and well targeted for the community.
