    Abstract

    Along with rapid population growth and increasing living standards, the demand for housing will increase. One way to meet housing needs is to build housing. Housing development must be in accordance with careful planning in determining the investment model to be made in housing development. The initial phase of housing development starts from a location survey, the number and type of houses to be built, marketing, to sales to consumers. The housing development process must also be calculated economically with the investment method, to find out whether this housing is profitable or not economically. Based on the results of investment analysis calculations with an investment period of 6 years, the Net Present Value (NPV) is IDR 16.411.380.847 (NPV> 0), the Internal Rate of Return (IRR) is 15,617% (IRR> MARR), Payback Period ( PP) in the 3rd year of the 6th month is smaller than the 6-year investment period, the Benefit Cost Ratio (BCR) is 1.3 (BCR > 1), and the Break Event Point (BEP) gets a 4,7 years. And from the results of the sensitivity analysis it is known that the Puri Mahkota housing investment Muktiwari will remain viable if the increase in investment costs is less than 8,66%, the occupancy rate is not more than 5%, the selling price is not more than 20,90% and the loan interest rate is less than 122,22%.
