Abstract

Kantor sewa merupakan salah satu bangunan komersial yang berfungsi untuk menyediakan ruang atau fasilitas untuk bekerja atau berbisnis. Kebutuhan terhadap properti kantor identik dengan prestise dan perkembangan dari sebuah perusahaan. Kantor sewa bertujuan untuk menghasilkan keuntungan bagi pemilik maupun penggunanya, dengan desain yang dapat menampung semua kebutuhan penggunanya dan mampu bertahan melalui perkembangan jaman sehingga menarik perhatian investor dan peminat bisnis. Sebagai bangunan komersial, kantor sewa biasanya dibangun di kota-kota dengan tingkat laju pertumbuhan ekonomi yang cukup tinggi, salah satunya adalah kota Bandung sebagai kota besar di Indonesia dengan laju pertumbuhan ekonomi sebesar 7,6% menurut BPS Kota Bandung. Bandung dikenal sebagai kota kelahiran perusahaan-perusahaan startups yang bergerak di bidang teknologi. Selain itu, Bandung sedang mengekspansi area wifi hotspots, memiliki jumlah angkatan muda besar yang hampir seluruhnya telah memahami teknologi bahkan menjadi ahli di bidang tersebut. Oleh karena itu, Bandung lokasi yang sangat strategis untuk dibangun kantor sewa. Bangunan perkantoran khususnya yang disewakan diharapkan dapat me¬narik/mempunyai daya tarik bagi para calon penyewa. Oleh karena itu, kantor sewa yang direncanakan menggunakan tema arsitektur high-tech. Selain itu tema arsitektur high-tech dipilih untuk memperkaya arsitektur kota Bandung khususnya daerah Asia Afrika serta memperkuat citra Bandung sebagai Kota Teknologi. Unsur arsitektur high-tech pada bangunan diterapkan pada struktur dan fasadnya. Strukturnya menggunakan sistem struktur gantung, dan fasadnya didominasi oleh material baja dan kaca.---- Rental office is one of the commercial buildings that serve to provide space or facilities for work or business. The need for office property is identical to the prestige and development of a company. The rental office aims to generate profits for the owner and its users, with a design that can accommodate all the needs of its users and able to survive through the development of the era so as to attract the attention of investors and business enthusiasts. As a commercial building, rental offices are usually built in cities with a high rate of economic growth, one of which is the city of Bandung as a major city in Indonesia with an economic growth rate of 7.6% according to BPS Bandung. Bandung is known as the birthplace of startups companies engaged in technology. In addition, Bandung is expanding the Wi-Fi hotspots area, has a large number of young generation who almost all have understood the technology and even become experts in the field. Therefore, Bandung is a very strategic location for rental offices built. Office buildings especially rented are expected to attract/have appeal to prospective tenants. Therefore, the leased office is planned to use the theme of high-tech architecture. In addition, high-tech architectural themes are chosen to enrich the architecture of Bandung, especially in Asia Africa and strengthen the image of Bandung as a City of Technology. The high-tech architectural elements of the building are applied to the structure and facade. Its structure uses a hanging structure system, and its facade is dominated by steel and glass materials.
