Abstract

Pasar Rakyat Kiaracondong merupakan simpul ekonomi dan sosial penting bagi masyarakat sekitar, khususnya kalangan ekonomi menengah ke bawah. Namun, perkembangan fisik dan fungsional pasar ini masih belum optimal dan menghadapi berbagai permasalahan, seperti tata ruang tidak teratur, infrastruktur yang kurang memadai, serta penurunan minat pengunjung akibat persaingan dengan pasar modern. Kondisi ini diperparah oleh struktur bangunan pasar yang telah melampaui usia ekonomis dan kepadatan pedagang kaki lima di area sekitarnya, sehingga mengganggu aksesibilitas, keamanan, dan kenyamanan. Oleh karena itu, diperlukan penataan ulang untuk menghidupkan kembali suasana pasar rakyat dan menciptakan pasar yang lebih fungsional, nyaman dan berkelanjutan. Laporan tugas akhir ini bertujuan merancang pasar dengan mengintegrasikan konsep permeabilitas dan keberlanjutan sosial sebagai dasar penataan ruang dan pendekatan arsitektur kontemporer untuk menciptakan bentuk bangunan yang responsif. Untuk menciptakan ruang inklusif yang mendukung interaksi komunitas pada bangunan, desain ini dirancang untuk meningkatkan koneksi visual-fisik. Pasar akan dirancang dengan sistem pencahayaan dan ventilasi alami, serta tata ruang yang fleksibel untuk mengakomodasi berbagai aktivitas. Selain itu, pasar di desain untuk memenuhi SNI (Standar Nasional Indonesia) pasar rakyat kelas I tipe B dengan menyediakan fasilitas penunjang yang diperlukan dan menjadi wadah aktivitas yang menyatukan minat lintas usia dan kelas sosial. Melalui pendekatan ini, diharapkan Pasar Rakyat Kiaracondong tidak hanya kembali menjadi pusat ekonomi yang vital, tetapi juga menjadi ikon baru di Kecamatan Kiaracondong. Dampaknya, kesejahteraan pedagang dan pengunjung dapat meningkat, sekaligus mendorong pembangunan ekonomi lokal yang berkelanjutan. Lebih jauh, desain ini diharapkan menjadi model pasar rakyat yang adaptif terhadap dinamika sosialekonomi perkotaan. Kiaracondong Traditional Market is an important economic and social hub for the surrounding community, particularly those in the lower-middle class. However, the market's physical and functional development is still suboptimal and faces various problems, such as irregular spatial planning, inadequate infrastructure, and declining visitor interest due to competition with modern markets. This condition is exacerbated by the market's building structure, which has exceeded its economic lifespan, and the density of street vendors in the surrounding area, thus disrupting accessibility, security, and comfort. Therefore, a restructuring is needed to revitalize the traditional market atmosphere and create a more functional, comfortable, and sustainable market. This final project report aims to design a market by integrating the concepts of permeability and social sustainability as the basis for spatial planning and a contemporary architectural approach to create a responsive building form. To create an inclusive space that supports community interaction in the building, this design is designed to enhance visual-physical connections. The market will be designed with natural lighting and ventilation systems, as well as a flexible spatial layout to accommodate various activities. In addition, the market is designed to meet the SNI (Indonesian National Standard) for Class I Type B traditional markets by providing the necessary supporting facilities and becoming a forum for activities that unite interests across ages and social classes. Through this approach, it is hoped that the Kiaracondong People's Market will not only return to being a vital economic center but also become a new icon in the Kiaracondong District. Consequently, this will improve the well-being of vendors and visitors, while simultaneously encouraging sustainable local economic development. Furthermore, this design is expected to serve as a model for a people's market that adapts to urban socio-economic dynamics.
