description: Pertumbuhan ekonomi Kota Bekasi yang pesat dan peningkatan jumlah perusahaan baru menuntut tersedianya ruang kerja representatif di kawasan bisnis strategis. Bekasi Central Business District (BCBD) Summarecon Bekasi dipilih sebagai lokasi perancangan karena memiliki aksesibilitas tinggi, infrastruktur modern, dan potensi pasar yang terus berkembang. Tantangan perancangan mencakup bagaimana menghadirkan gedung kantor sewa yang mampu menampung beragam skala perusahaan, efisien secara fungsi, dan kompetitif secara desain. Tujuan utama perancangan ini adalah merumuskan gedung kantor sewa berkonsep Arsitektur Modern yang menekankan kesederhanaan bentuk, efisiensi tata ruang, serta fleksibilitas penataan agar dapat beradaptasi dengan kebutuhan penyewa yang dinamis. Metode perancangan meliputi analisis data pertumbuhan perusahaan, studi tapak, identifikasi kebutuhan ruang, serta penerapan prinsip modernisme seperti “form follows function”, keterbukaan, keterhubungan ruang, dan pemanfaatan teknologi konstruksi terkini. Hasil perancangan menghasilkan susunan lantai kantor dengan konfigurasi beberapa tipe unit yang fleksibel, penggunaan partisi modular untuk memudahkan penyesuaian, serta perhitungan kapasitas ruang, sirkulasi vertikal, dan parkir untuk menjamin kenyamanan pengguna. Desain mengoptimalkan pencahayaan alami, efisiensi energi, serta integrasi dengan konteks lingkungan melalui zonasi tapak yang jelas antara publik, semi publik, privat, dan servis. Pendekatan ini diharapkan dapat mewadahi kebutuhan perusahaan yang terus bertambah sekaligus memperkuat citra BCBD sebagai pusat bisnis modern yang adaptif dan berdaya saing tinggi di Kota Bekasi.    Bekasi City, as part of the Greater Jakarta metropolitan area, has experienced rapid economic growth supported by strategic location, strong infrastructure, and an increasing number of companies. This dynamic growth has driven a rising demand for modern, efficient office space, particularly in Bekasi Central Business District (BCBD) Summarecon Bekasi, where existing office buildings have reached high occupancy. Addressing this issue requires the design of a new multi-tenant office building that meets contemporary corporate needs while strengthening the district’s competitiveness. The objective of this project is to design a high-quality rental office building applying the principles of Modern Architecture, emphasizing simplicity of form, functional efficiency, and a professional yet comfortable work environment. The design method integrates contextual site analysis, market demand studies, user profiling, and case study reviews to develop a planning concept aligned with projected growth of enterprises in Bekasi. Flexible modular layouts are proposed to accommodate various business scales, ranging from startups to established corporations. The resulting design features a balanced distribution of office units across multiple floors, supported by well-calculated provisions of elevators, parking, and circulation to ensure operational efficiency. Natural lighting, ventilation strategies, and environmentally responsive landscaping are incorporated to enhance user comfort and reduce energy consumption. This approach creates a modern, adaptive workspace capable of accommodating projected company growth while contributing to the long-term economic vitality of BCBD Summarecon Bekasi.
