Abstract

Rata-rata pertumbuhanpenduduk di kotaCimahimeningkatantara 1,31% hingga 1,41% tiaptahunmenyebabkankebutuhanrumah di kotaCimahisemakinmeningkat pula. Penentuanharganilaijualrumahsederhanadapatditentukanberdasarkanbeberapafaktorsalahsatunyadilihatberdasarkanpersepsi para konsumen. Penelitianinibertujuanuntukmencarifaktor-faktornilaijualrumahsederhana yang diharapkanoleh para konsumenkemudianmelihatkepuasankonsumenterhadapfaktor-faktortersebut. Faktor-faktornilaijualrumahsederhanameliputiFaktorFisik (X1), FaktorSosial (X2), Aksesibilitas (X3), danKetersediaanFasilitas (X4), dimanamasing-masingfaktormemilikiaspekmasing-masing yang diamati.Analisis yang digunakanyaituujivaliditasdanreliabilitasuntukmengujikualitaskuisionerkemudianmenggunakanmetode PCA untukmereduksifaktordananalisisregresi linier bergandauntukmelihatpengaruhfaktor-faktornilaijualrumahsederhanaterhadapkepuasankonsumenrumah.Hasilanalisismenunjukkanpenelitianinimemenuhisyaratvaliditas, reliabilitas, sertabebasdariheteroskedastisitas,multikolinearitasdantelahlolosujinormalitas. Terdapat 4 item yang lolosdalamperhitungan PCA kemudiandilanjutkandenganujiregresi linier berganda. Ujikorelasidankoefisiendeterminasimenunjukkanbahwasetiapfaktormasing-masingberkontribusisebesar 60,3% dalammenciptakankepuasankonsumen. Hasilujiregresi linier bergandamenghasilkanpersamaanY = 0,468 + 0,341X1 + 0,098X2 + 0,194X3 + 0,366X4 yang membuktikanbahwafaktor-faktornilaijualrumahsederhanamemilikipengaruh yang kuatterhadapkepuasankonsumen;---The average growth of the population in Cimahi city increase between 1,31% to 1.41% every year causing the needs of house is increasing as well. The price determination process of a simple house can be determined based on several factors, including costumer perceptions. This study aims to find the factors of simple house selling values that are expected by costumers then to see costumer satisfaction based on those factors. The factors of simple house selling value include Physical Factors (X1), Social Factors (X2), Accessibility (X3), and Facility Availability (X4), where each factor has their respective aspects to be observed. This research used validity and reliability to test the quality of the questionnaire then use the PCA method to reduce factors and using multiple linear regression analysis to see the effect of simple house selling factors on the satisfaction of home costumers.The results of the analysis showed that this study passed the test of validity, reliability, and free from heteroscedasticity, multicollinearity and had passed the normality test as well. There are 4 items that passed in the calculation of PCA then continued with multiple linear regression tests.The correlation test and coefficient of determination show that each factor contributes 60,3% in creating customer satisfaction. The results of multiple linear regression test yielded the equation Y = 0,468 + 0,341X1 + 0,098X2 + 0,194X3 + 0,366X4which proves that the factors of simple home selling value have a strong influence on consumer satisfaction.
