Abstract

Pembangunan suatu proyek tentunya membutuhkan investasi yang besar. Begitupun dengan Rumah Sakit Edelweiss, yang membutuhkan investasi besar. Investasi tersebut dikeluarkan untuk biaya pengadaan lahan, biaya perencanaan dan perizinan, biaya konstruksi gedung, pengadaan alat kesehatan dan biaya lainnya. Rumah Sakit Edelweiss diharapkan menghasilkan keuntungan dan dapat berkelanjutan dalam pengelolaannya. Untuk dapat menghindari keterlanjuran investasi dan mengetahui sejauh mana keuntungan yang dapat diperoleh, maka Rumah Sakit Edelweiss memerlukan kelayakan finansial. Pada saat ini Rumah Sakit Edelweiss masih dalam tahap pembangunan dan direncanakan akan rilis di bulan Maret tahun 2020. Penelitian ini bertujuan untuk mengetahui kelayakan finansial pada Rumah Sakit Edelweiss dengan metode titik impas dan metode analisis sensitivitas. Parameter yang digunakan untuk analisis sensitivitas yaitu, sensitivitas perubahan tingkat suku bunga terhadap nilai Net Present Value. Kelayakan finansial pada Rumah Sakit Edelweiss dengan metode titik impas terjadi pada tahun ke 9.351 (9 tahun dan 4 bulan) dari masa tinjauan selama 30 tahun. Kelayakan finansial dengan metode sensitivitas perubahan tingkat suku bunga terhadap NPV, menghasilkan nilai suku bunga yang terjadi akibat variasi bunga dalam 5 tahun sekali adalah sebesar 15.372%. Sehingga dengan menggunakan suku bunga tersebut didapat, nilai NPV selama 30 tahun sebesar 104.8540 Milyar. Akibat dari perubahan suku bunga dengan rentang -10% dan +10%, -20% dan +20%, -30% dan +30%, maka nilai NPV yang terjadi menunjukkan hasil yang tidak linier. Artinya setiap perubahan nilai suku bunga menyebabkan perubahan nilai NPV yang terjadi lebih besar dari perubahan nilai suku bunga itu sendiri. Edelweiss Hospital is expected to generate profits and be sustainable in its management. To be able to avoid continued investment and know the extent of the benefits that can be obtained, Edelweiss Hospital requires financial viability. At present the Edelweiss Hospital is still under construction and planned to be released in March 2020. This study aims to determine the financial feasibility of Edelweiss Hospital with the break-even method and the sensitivity analysis method. The parameter used for sensitivity analysis is the sensitivity of changes in interest rates to the Net Present Value. Financial feasibility at Edelweiss Hospital with a breakeven method occurred in the year 9,351 (9 years and 4 months) of the 30-year review period. Financial feasibility with the method of sensitivity to changes in interest rates to the NPV, resulting in interest rates that occur due to variations in interest in every 5 years is 15,372%. So by using the interest rate obtained, the NPV value for 30 years is 104.8540 billion. As a result of changes in interest rates ranging from -10% and + 10%, -20% and + 20%, -30% and + 30%, the NPV value that occurs shows non-linear results. This means that any change in the value of the interest rate causes a change in the value of the NPV that occurs is greater than the change in the value of the interest rate itself.
