Abstract
Tingginya pemborosan waktu pada rangkaian pekerjaan struktur bawah bangunan gedung menyebabkan suatu proyek konstruksi seringkali mengalami kegagalan dalam mencapai target yang telah ditentukan baik dalam segi waktu, mutu maupun biaya. Hal ini mengindikasikan bahwa perlu ada evaluasi pada setiap sub pekerjaan pada rangkaian pekerjaan struktur bawah bangunan gedung. Penelitian dilakukan untuk mengidentifikasi dan menganalisis sub-sub pekerjaan utama yang menyebabkan keterlambatan pada rangkaian pekerjaan struktur bawah di tiga proyek yang dilaksanakan oleh PT.X. Identifikasi dilakukan melalui studi literatur terkait konsep lean construction khususnya terkait konsep work structuring yang disesuaikan dengan karakteristik pekerjaan di ketiga proyek tersebut dan menghasilkan kuisioner di mana permasalahan keterlambatan pekerjaan struktur bawah akan ditinjau dari segi frekuensi keterlambatan tiap sub pekerjaan dan dampaknya terhadap rangkaian pekerjaan struktur bawah. Kemudian dilanjutkan dengan analisis statistik (dengan alat bantu Software SPSS 23), Pemetaan pada Probability and Impact Matrix dan dianalisis dengan Analytical Hierarchy Process (AHP) menggunakan Software Super Decisions. Penelitian ini menghasilkan urutan tiga sub pekerjaan yang kesemuanya sering terjadi keterlambatan dan sangat berdampak pada keseluruhan rangkaian pekerjaan struktur bawah. ketiga sub pekerjaan tersebut beserta nilai skala hasil AHP adalah Pekerjaan Dinding Penahan Tanah (7,1475), Pekerjaan Galian Tanah (7,095) dan Pekerjaan Dewatering (7,000)---; The time consumed for the sub structure the building is relatively high, causing the construction project often failed when achieve the milestones which already determined in aspect of time, quality and cost. This is showing that there is need an evaluation for every sub work in every sequence of sub structure the building. Research has already analysis and identified for every important sub work which causing tardiness in every sequence of sub structure the building in 3 project that has been constructed by PT.X. Identification was from study of literature related to "Lean Construction" especially related to "Work Structuring" which is adapted with type of work in those 3 project and produce a quisoner where the problem in tardiness of every sequence of sub structure the building will be reviewed from aspect of frequency of tardiness in every sub work and it's impact to sequence of sub structure the building. Then continues with analysis of statistic (with device "Software SPSS 23"), mapping from "Probability and Impact Matrix" and analysis with "Analytical Hierarchy Process(AHP)" using "Software Super Decisions". This research was producing order of 3 sub work which is impact on tardiness and every sequence of sub structure the building. Those 3 sub work and the scale value of AHP is result from Retaining Wall (7.1475), Soil Excavation (7.095) and Dewatering (7.000).
