ANALISIS PENGARUH POLA PERSEBARAN TEMPAT PEMAKAMAN UMUM (TPU) TERHADAP NILAI TANAH DI KOTA BANDUNG

    Abstract

    Kota Bandung, sebagai pusat metropolitan dengan kepadatan penduduk yang tinggi, menunjukkan dinamika nilai tanah yang kompleks yang dipengaruhi oleh faktor-faktor ekonomi, sosial, dan lingkungan, termasuk keberadaan 13 pemakaman umum (TPU). Keberadaan TPU, yang sering dianggap sebagai eksternalitas negatif, berpotensi menurunkan nilai tanah di sekitarnya. Penulisan ini bertujuan untuk menganalisis pola distribusi spasial TPU, memetakan nilai tanah di sekitar TPU, mengevaluasi pengaruh jarak terhadap nilai tanah, dan menguji signifikansi hubungan antara jarak TPU dan nilai tanah di Kota Bandung. Penulisan ini menggunakan pendekatan kuantitatif-deskriptif dengan metode analisis spasial dan statistik. Data nilai tanah diperoleh dari 308 titik sampel berdasarkan harga pasar online. Pola distribusi TPU dianalisis menggunakan metode Average Nearest Neighbor (ANN), estimasi nilai tanah dimodelkan menggunakan Interpolasi Geostatistik Kriging berdasarkan semivariogram, pengaruh jarak dianalisis menggunakan Buffer spasial dengan radius 0–1 km, 1–2 km, dan 2–3 km, serta hubungan kuantitatif diuji menggunakan regresi linier sederhana. Hasil Penulisan menunjukkan bahwa pola distribusi TPU tersebar (ANN > 1,5). Nilai tanah di sekitar TPU berkisar antara Rp 3.000.000/m² hingga Rp 24.185.0000/m², dengan nilai tertinggi di pusat kota dan nilai terendah di daerah pinggiran yang berdekatan dengan TPU. Model semivariogram eksponential terbukti memberikan estimasi spasial nilai tanah yang paling akurat. Analisis buffer menunjukkan bahwa nilai tanah dalam radius 0-1 km dari pemakaman relatif lebih rendah, sementara nilai meningkat secara signifikan di luar radius. Hasil regresi linier sederhana mendukung temuan ini, menunjukkan korelasi positif yang signifikan antara jarak dari pemakaman dan nilai tanah dalam radius 1–2 km dan 2–3 km. The city of Bandung, as a metropolitan centre with a high population density, exhibits complex land value dynamics influenced by economic, social, and environmental factors, including the presence of 13 public cemeteries (TPU). The existence of TPU, which is often considered a negative externality, has the potential to reduce the value of surrounding land. This study aims to analyse the spatial distribution patterns of TPU, map land values around TPU, evaluate the influence of distance on land values, and test the significance of the relationship between TPU distance and land values in the city of Bandung. This study employs a quantitative-descriptive approach using spatial and statistical analysis methods. Land value data were obtained from 308 sample points based on online market prices. The distribution pattern of TPU was analysed using the Average Nearest Neighbor (ANN) method, land value estimation was modelled using Geostatistical Kriging Interpolation based on semivariograms, the influence of distance was analysed using spatial buffers with radii of 0–1 km, 1–2 km, and 2–3 km, and the quantitative relationship was tested using simple linear regression. The results of the study show that the distribution pattern of TPU is scattered (ANN > 1.5). Land values around TPU range from Rp 3.000.000/m² to Rp 24.185.0000/m², with the highest values in the city centre and the lowest values in the outskirts adjacent to TPU. The exponential semivariogram model was found to provide the most accurate spatial estimation of land values. Buffer analysis showed that land values within a 0–1 km radius of the cemetery were relatively lower, while values increased significantly beyond this radius. The results of simple linear regression supported this finding, showing a significant positive correlation between distance from the cemetery and land values within the 1–2 km and 2–3 km radii.
