    Abstract

    Kota Bandung menghadapi tantangan penyediaan hunian mahasiswa akibat keterbatasan lahan (167,31 km²) dan tingginya jumlah mahasiswa di Jawa Barat. Apartemen mahasiswa hadir sebagai solusi hunian vertikal efisien dengan harga kompetitif (Rp 800.000-2.000.000/bulan) dan fasilitas lebih lengkap dibanding kos tradisional. Kecamatan Sukasari dipilih sebagai lokasi strategis karena dekat dengan perguruan tinggi utama (UPI, NHI, Unpas, Telkom, Politeknik POS) dengan 40.000+ mahasiswa aktif, infrastruktur memadai, dan sesuai RTRW 2011-2031. Pengembangan apartemen mahasiswa mempertimbangkan aspek ekonomi, sosial-budaya, estetika kota, dan kelestarian lingkungan untuk memberikan manfaat optimal bagi kota dan masyarakat. Bandung City faces student housing challenges due to limited land area (167.31 km²) and high student population in West Java. Student apartments offer efficient vertical housing solutions with competitive pricing (Rp 800,000-2,000,000/month) and superior facilities compared to traditional boarding houses. Sukasari Sub-district is selected as strategic location due to proximity to major universities (UPI, NHI, Unpas, Telkom, POS Polytechnic) with 40,000+ active students, adequate infrastructure, and alignment with 2011-2031 Spatial Plan. Student apartment development considers economic, socio-cultural, urban aesthetic, and environmental sustainability aspects to provide optimal benefits for the city and community.
