Abstract
Keterlambatan waktu merupakan permasalahan umum dalam proyek konstruksi dan dapat berdampak pada biaya, mutu, serta kepuasan pemangku kepentingan. Oleh karena itu, penjadwalan yang tepat, pengendalian yang disiplin, serta evaluasi berkala diperlukan untuk memastikan proyek selesai sesuai rencana. Penelitian ini bertujuan untuk menganalisis kinerja waktu pada proyek pembangunan gedung menggunakan metode Performance Intensity (PI), serta membandingkan hasil analisis dengan durasi aktual proyek. Metode penelitian yang digunakan adalah deskriptif kuantitatif, dengan data sekunder berupa jadwal rencana dan aktual, serta laporan mingguan. Data diolah menjadi duration days, performa kerja, dan konsumsi waktu, lalu dianalisis menggunakan lima indikator utama: Planned Performance Intensity, Actual Performance Intensity, Catch-up Performance Intensity, Cruise Control Setting, dan Cruise Control Period. Hasil penelitian menunjukkan adanya penyimpangan waktu hingga 100% pada beberapa periode. Durasi yang direncanakan untuk menyelesaikan proyek adalah 302 hari. Namun, berdasarkan hasil analisis dengan metode PI, pada periode ke-17 proyek diprediksi selesai lebih cepat 77 hari. Sedangkan pada periode ke-31, proyek diprediksi selesai lebih cepat 1 hari (efisiensi 0,33%). Hal ini menunjukkan keberhasilan kontraktor dalam melakukan percepatan setelah keterlambatan akibat perubahan desain dan addendum. Jika konsisten, proyek dapat selesai lebih cepat dari jadwal. Metode PI terbukti efektif dalam memantau kinerja waktu dan meningkatkan akurasi estimasi durasi proyek konstruksi, sehingga layak diterapkan pada proyek sejenis. Time delays are a common issue in construction projects and can significantly affect cost, quality, and stakeholder satisfaction. Therefore, accurate scheduling, disciplined control, and regular evaluation are essential to ensure that projects are completed according to plan. This study aims to analyze time performance in a building construction project using the Performance Intensity (PI) method, as well as to compare the analysis results with the project’s actual duration. The research method employed is descriptive quantitative, using secondary data in the form of planned and actual schedules, as well as weekly reports. The data were processed into duration days, work performance, and time consumption, then analyzed using five main indicators: Planned Performance Intensity, Actual Performance Intensity, Catch-up Performance Intensity, Cruise Control Setting, and Cruise Control Period. The results show that time deviations of up to 100% occurred in several periods. The planned duration to complete the project was 302 days. However, based on PI analysis, at period 17 the project was predicted to finish 77 days earlier, while at period 31 it was expected to finish 1 day earlier (0.33% efficiency). This indicates the contractor’s success in accelerating progress after delays caused by design revisions and addenda. If consistent, the project could finish earlier than scheduled. The PI method proves effective in monitoring time performance and improving the accuracy of duration estimates, making it suitable for similar projects.
