Abstract
Penelitian ini membahas tentang kelayakan investasi pada proyek pembangunan villa di Kabupaten Gianyar, Bali. tujuan penelitian ini untuk mengetahui kelayakan finansial dan waktu biaya balik modal pada proyek pembangunan villa. Pada tahun 2023 terjadi peningkatan jumlah kunjungan wisatawan ke bali seiring bangkitnya sektor pariwisata pasca pandemi. hal ini berdampak pada peningkatan minat terhadap hunian eksklusif. Proyek ini dikembangkan oleh PT Manunggal Graha Persada dengan waktu rencana selama 3 tahun. Proyek pembangunan unit villa terdiri dari cluster 1 dan cluster 2. Dengan menggunakan pendekatan deskriptif kuantitatif dan data sekunder dari pihak pengembang, analisis dilakukan menggunakan lima metode dalam ilmu ekonomi teknik. Hasil studi menunjukkan bahwa Net Present Value NPV sebesar Rp 28.471.931.617,03 (NPV>0), Internal Rate of Return (IRR) sebesar 33,0201% (IRR>MARR), Benefit Cost Rasio (BCR) sebesar 1,342 (BCR>1), Payback Period (PP) selama 2 tahun 1 bulan (PP<Waktu Rencana), Break Even Poin (BEP) tercapai setelah penjualan 12 unit villa (BEP<Jumlah Unit Villa). Berdasarkan hasil perhitungan analisis proyek pembangunan villa dinyatakan layak untuk dilaksanakan dan memiliki waktu pengembalian modal selama 2 tahun 1 bulan atau pada saat penjual villa mencapai 12 unit. This study discusses the feasibility of investing in a villa construction project in Gianyar Regency, Bali. the purpose of this study is to determine the financial feasibility and payback cost time of the villa construction project. In 2023 there was an increase in the number of tourist visits to Bali along with the revival of the post-pandemic tourism sector. this has an impact on increasing interest in exclusive housing. This project was developed by PT Manunggal Graha Persada with a plan time of 3 years. The villa unit construction project consists of cluster 1 and cluster 2. Using a quantitative descriptive approach and secondary data from the developer, the analysis was carried out using five methods in engineering economics. The study results show that the Net Present Value NPV of Rp 28,471,931,617.03 (NPV>0), Internal Rate of Return (IRR) of 33.0201% (IRR>MARR), Benefit Cost Ratio (BCR) of 1.342 (BCR>1), Payback Period (PP) for 2 years 1 month (PP < Plan Time), Break Even Points (BEP) are achieved after the sale of 12 villa units (BEP < Number of Villa Units). Based on the results of the calculation of the analysis, the villa construction project is declared feasible to be carried out and has a Payback Period of 2 years and 1 month or when the villa seller reaches 12 units.
