    Abstract

    Bangunan gedung merupakan wujud fisik hasil konstruksi yang memiliki umur rencana, serta perlu dijaga melalui pemeliharaan, perawatan, dan pemeriksaan berkala agar tetap laik fungsi. Namun, implementasi kegiatan ini di Indonesia, termasuk untuk Gedung Kantor BUMN X yang dibangun pada tahun 1988, belum sepenuhnya terlaksana. Penelitian ini bertujuan untuk mengklasifikasikan dan mengkuantifikasikan tingkat kerusakan bangunan Gedung Kantor BUMN X menggunakan metode Pengamatan Visual, estimasi biaya Pemeliharaan dan Perawatan, serta Matriks Condition Survey Protocol 1 (CSP 1). Hasil evaluasi menunjukkan bahwa secara keseluruhan, tingkat kerusakan bangunan Gedung Kantor BUMN X dikategorikan ringan atau baik. Metode Pengamatan Visual memperoleh nilai persentase kerusakan 4,39%. Estimasi biaya Pemeliharaan dan Perawatan Gedung diperoleh nilai sebesar Rp. 1.852.124.466,00 dan menunjukkan nilai persentase kerusakan 3,61%. Metode CSP 1 diperoleh 160 foto hasil identifikasi kerusakan, serta nilai skor total 3,89, menunjukkan bahwa struktur bangunan masih kuat dan stabil dengan kerusakan/cacat hanya pada bagian luar, sehingga diperlukan tindakan pemeliharaan dan perawatan terencana. Buildings are physical forms of construction results that have a planned lifespan, and need to be maintained through periodic maintenance, care, and inspections to remain functional. However, the implementation of this activity in Indonesia, including for the BUMN X Office Building built in 1988, has not been fully implemented. This study aims to classify and quantify the level of damage to the BUMN X Office Building using the Visual Observation method, Maintenance and Care cost estimation, and the Condition Survey Protocol 1 (CSP 1) Matrix. The evaluation results show that overall the level of damage to the BUMN X Office Building is in the light and good category. The Visual Observation method obtained a damage percentage value of 4,39%. The Building Maintenance and Care cost estimation obtained a value of Rp. 1,852,124,466.00 and showed a damage percentage value of 3.61%. The CSP 1 method obtained 160 photos of damage identification results, and a total score value of 3.89, indicating that the building structure is still strong and stable with damage/defects only on the outside, so planned maintenance and care actions are needed.
