Abstract

Green building di Indonesia sudah lama dikampanyekan oleh pemerintah Indonesia pada beberapa tahun terakhir. Untuk mendukung penerapan konsep green building ini pemerintah juga ikut serta secara langsung salah satunya dengan adanya Peraturan Menteri Pekerjaan Umum dan Perumahan Rakyat Republik Indonesia Nomor 21 Tahun 2021 tentang Penilaian Kinerja Bangunan Hijau. Tetapi implementasi di lapangan belum diketahui hasil penilaian green building harus memenuhi persyaratan dan memiliki sertifikasi bangunan hijau. Dengan memiliki sertifikasi green building memiliki berbagai keuntungan bagi pengelola gedung, seperti mendapat pemotongan atau pengurangan pada Pajak Bumi dan Bangunan sektor Perdesaan dan Perkotaan (PBB-B2) yang berdasarkan peringkat green building yang diperoleh. Tujuan penelitian ini untuk menganalisis dan memberikan solusi sebagai upaya perbaikan nilai dan peringkat green building pada gedung Fakultas Ushuluddin UIN Sunan Gunung Djati Kampus II Bandung. Metode yang digunakan penelitian deskriptif dengan tahapan evaluasi, analisis, dan creating. Terdapat tujuh parameter dalam penilaian green building adalah pengelolaan tapak, efisiensi penggunaan energi, efisiensi penggunaan air, kualitas udara dalam ruang, penggunaan material ramah lingkungan, pengelolaan sampah, serta pengelolaan air limbah. Hasil penelitian pada gedung tersebut mendapatkan peringkat Madya dengan 125 poin. Untuk meningkatkan peringkat akhir utama, diperlukan rekomendasi untuk meningkatkan poin sehingga dapat menjadi peringkat Utama dengan nilai 133 poin dengan biaya yang diperlukan Rp121.210.000,00. Green building in Indonesia has been campaigned for a long time by the Indonesian government in recent years. To support the implementation of the green building concept, the government also participates directly, one of which is the Regulation of the Minister of Public Works and Public Housing of the Republic of Indonesia Number 21 of 2021 concerning Green Building Performance Assessment. However, the implementation in the field is not yet known. The results of the green building assessment must meet the requirements and have green building certification. Having green building certification has various benefits for building managers, such as getting deductions or reductions in Land and Building Tax in the Rural and Urban sectors (PBB-B2) based on the green building rating obtained. The aim of this research is to analyze and provide solutions as an effort to improve the value and ranking of green buildings in the Ushuluddin Faculty building at UIN Sunan Gunung Djati Campus II Bandung. The method used is descriptive research with stages of evaluation, analysis and creating. There are seven parameters in the green building assessment, namely site management, energy use efficiency, water use efficiency, indoor air quality, use of environmentally friendly materials, waste management and waste water management. The results of the research on this building received an Intermediate rating with 125 points. To increase the final main ranking, a recommendation is needed to increase the points so that it can become a Main rank with a value of 133 points at a cost of IDR 121,210,000.00.
